Thinking about buying a lot or need a nice rental?

Many visitors to the West Palm Beach area or Palms West Communities of Wellington, Royal Palm Beach, Loxahatchee Groves, or The Acreage, know exactly which community they want to live in, but aren't certain of the type home they will build or which builder they will choose to build it.

Others aren't ready to move to our area yet, but they plan to one day in the future, perhaps after retirement or when the children are ready to go away to college.

Still others are ready to move here but can't find the right new home, so they elect to build exactly what they want. The problem is that it will take eight months to more than a year for a builder to obtain necessary permits and build the new home.

Other families want to live in one of our communities for a year before they decide to build or buy.

Palms West Realty can help in all the above situations. Our office handles a lot of rentals for seasonal visitors, equestrians and polo people and families waiting for a new home to be completed.

We know where the nice rentals are and we know what rentals should be priced at.

Generally plan on paying 1 percent of the value of a home for a year's lease. A $150,000 home then would rent for about $1,500 a month (pretty hard to find!). A $125,000 home will rent for about $1,250 a month; a $300,000 home for $2,500 a month. etc. Newer homes will rent for about $200 a month higher than an older one. Pools add to the rental price but only because they raise the value of the house.

During the polo/equestrian season, homes rent for two to three times value or double to triple the amounts quoted above. If you need to rent, contact us well before the season or you'll be hunting a home with a desperate bunch of renters who need a place.

If you need stalls for your horses, better call us early so we can obtain a good monthly rate for you.

If you need a lot, we have every available lot in our computer and will be pleased show you some fine lots or all sizes and in all price ranges.

There are very few vacant lots left in Wellington and Royal Palm Beach. Once in a while a Royal Palm Beach lot will be listed but will cost over $200,000. The same is true of Wellington with the few lots remaining costing from around $250,000 for a quarter-acre and to a million for acre and larger Wellington lots.

1.25-Acre and larger lots are available in The Acreage (also mistakenly called “Loxahatchee” because much of the area caries a “Loxahatchee” postal code) at historically low prices now, thanks to the economy. Lots whic sold for $200,000 each five years ago can now be purchased for less than $100,000, and i some cases, less than $50,000.
